AI-native platform folding CRM, digital 1003, pricing engine, and a guideline assistant into one subscription. Its guideline engine, launched as GuidelineGPT and later Scenario AI, was rebranded Zeitro Strata AI in March 2026. Strongest on non-agency product knowledge rather than origination workflow depth.

Where it wins
- Strata AI's DeepSearch cross-references more than 1,000 guidelines across 100-plus investors, covering DSCR, bank statement, ITIN, and profit-and-loss programs. For a non-QM broker this is genuinely differentiated.
- Replaces three or four separate subscriptions with one, which changes the economics for a small shop.
- AI-native architecture rather than AI added to a legacy system.
- Non-QM depth that mainstream platforms do not attempt.
Where it falls short
- Thinner as an LOS than as a guideline and pricing tool. Origination workflow is the weakest part of the product, and that is what this list is ranking.
- Young and small, with minimal independent review data.
- Three names for the flagship AI feature in roughly two years suggests a product still finding its position.
- No published pricing.
Why it scores 2.9
Scored on the Loan Origination Systems weight profile. The number shows where it sits in this category. It rests on evidence anyone can check, including the vendor's own record. The weights →
Production impact
25% of scoreZeitro’s clearest contribution sits upstream of the file. Strata answers scenario questions against agency and non-QM guidelines and shows the language it relied on. That removes the time brokers spend calling account executives. The company says more than three thousand mortgage professionals use it, a vendor figure with no independent confirmation. The site states plainly that the tool does not approve loans or make credit decisions. For a small brokerage, the throughput gain is plausible. For a funding lender, it is a productivity aid, not an origination engine.
Functionality and depth
20% of scoreJudged as an origination system, this is thin. The published tiers put a digital 1003 and AI income calculation at the centre, with document review and condition collection alongside. On underwriting workflow, closing, funding and post-close quality control the public material is silent, and the origination product itself sits behind a login at lo.zeitro.com with no public documentation. The CRM, pricing engine and Strata guideline tool are the real product. The origination workflow is the part you cannot inspect.
Integrations and ecosystem
25% of scoreFor a product at this price, the integration list beats expectations. The page names Encompass, LendingPad, MeridianLink and LodeStar for closing costs. Credit runs through Xactus, Credit Technology, KCB Credit and Advantage Credit. Nylas handles mail and calendar, and MISMO covers data exchange. The catch is what the list implies. Zeitro is built to sit next to an origination system as often as to be one. Wholesale relationships with Cardinal Financial, UWM, Fairway and Home Xpress display alongside integration logos. A buyer cannot tell from the page which names are technical connections and which are commercial ones.
Adoption and support
20% of scoreSign up free and use the product the same day, which almost nothing else in this category allows. At $8 per user per month, an individual loan officer skips the internal approval conversation entirely. The free tier is capped, not time-limited, at five guideline queries a day. That is the right shape for a tool that spreads person to person inside a brokerage. Support depth at this price is unknown. Enterprise buyers should assume self-service unless a Scenario AI agreement says otherwise.
Return on spend
10% of scoreOn cost per seat nothing else here is close. A thirty-person brokerage pays $35 a month on the Business tier, so the annual bill is a rounding error against one saved deal, and one subscription replaces three or four. The case weakens as you grow. The enterprise tier is custom priced with no published number, and at that size the product stops being the system of record, which is what you would be paying for.
On price. Published, and specifically so. Explorer is free and Individual runs $8 per user per month. Business is $35 per month for up to thirty users, with extra seats at $8 each. The Scenario AI enterprise tier and the loan product listing service are quoted, not listed. Publishing prices at all puts Zeitro in a small minority of mortgage software vendors. Confirm current figures before budgeting, since self-serve SaaS pricing changes without notice.
