Where it wins

  • Unmatched integration ecosystem. Whatever vendor you need, it almost certainly connects, which is worth more in practice than any single feature.
  • Broad compliance coverage, and ICE moves quickly on regulatory change. That matters more than usual after the trigger lead law.
  • Genuine enterprise scale, proven at the highest volumes in the industry.
  • Tight coupling to the wider ICE stack including pricing, document management, and eClose, so a lender can consolidate vendors.
  • The default hiring pool. Finding staff who already know Encompass is far easier than for any other platform here.

Where it falls short

  • The SDK to Encompass Partner Connect migration is a real cost and a real deadline. Monthly fees apply to remaining SDK integrations from May 2026.
  • Implementation usually runs three to nine months, against two to six weeks for cloud-native alternatives.
  • Enterprise pricing based on closed loan volume, with high total cost and meaningful administrator overhead.
  • Ecosystem lock-in is the point of the product. ICE now owns the LOS, the CRM it is steering customers toward, and much of the surrounding stack. That shapes your negotiating position at every renewal.

Encompass moves more loan volume than anything else in this category, and it wins by being the system of record everything else already connects to. One pipeline carries application through underwriting, closing and investor delivery without a handoff to another vendor. Reviewers credit it for moving files paperless at high volume. ICE publishes its own return math, $1,056 more profit per loan and a fivefold return. Read those as vendor claims. The volume is not a claim.

Functionality and depth

Nothing covers more ground. One pipeline runs every production channel, from application through closing to secondary delivery, with broad compliance coverage and quick movement on regulatory change. Administrators configure it deeply, down to screens built for a single role. ICE also sells the borrower portal, TPO portal, investor delivery, pricing engine, eClose, data services and reporting around it. The cost of that depth is administrator overhead, and it is real.

Integrations and ecosystem

This is where Encompass is untouchable, and it is why the product holds its position despite the usability complaints. ICE runs the largest network in mortgage: lenders, investors, developers and service providers. Reviewers call third-party integration a strength, naming compliance tooling and e-signature connections. One caveat repeats. Hooking up outside platforms such as Salesforce takes real effort, even with a first-party connector.

This is the default hiring pool. Staff who already know Encompass are easier to find than for any other platform here, and on day one that is worth more than any feature. The feedback base is deep as well: 7.8 out of 10 across 88 TrustRadius reviews, where most rivals here have a handful. The friction in those reviews is real and repeats, including no autosave, a desktop client users call clunky and a steep learning curve. Outcomes depend on admin configuration.

Return on spend

Encompass is the expensive option and the whole market knows it. Platform fees stack on top of per-loan and per-transaction charges, none of it published, and the SDK to Partner Connect migration brings monthly fees on remaining SDK integrations from May 2026. For a large lender the network access justifies the number. Consolidating pricing, documents and eClose cuts vendor count, but ICE then owns the LOS, the CRM it is steering you toward and much of the stack around them, which shapes your position at every renewal.

On price. ICE publishes no pricing, promoting return-on-investment figures instead. Expect a multi-year enterprise deal with minimum volume commitments and a per-loan component. Connector products and marketplace transactions bill separately. Negotiate per-loan tiers against a conservative volume forecast. Minimums signed in a strong year turn expensive in a weak one.
