9 products across 3 categories ship something we consider a real agent. This is an index, not a category. An agent is a capability inside a product that still competes in its own market.
- Executes multi-step work toward a goal, rather than answering a single prompt.
- Takes action in a system of record or with a borrower without a human initiating each step.
- Has a defined escalation path that hands off to a human with context preserved.
All three, or it is an AI feature and belongs on the product page instead. Publishing the bar is how "agent-washing" becomes visible. Every vendor claims an agent; few clear this.
The five-axis product rubric still applies. These six are additional, and they are the reason this page exists. No major directory scores any of them today.
Assist → execute-with-approval → execute-with-audit → autonomous. Mortgage convention is that AI assists and does not decide credit; we score where a product actually sits, not where its marketing sits.
Share of interactions resolved end-to-end without a human. Published rates exist in this market, so we hold every vendor to that standard.
What happens at the handoff: does the human inherit full context, or does the borrower start over?
Per-action logs, source citations, and explainability sufficient to defend a decision to an examiner.
Can the agent be disabled platform-wide, by whom, and how fast?
TCPA/UDAAP/ECOA handling, QA coverage, and alignment with MISMO FRAME, the industry AI-governance framework.

Why this is an index and not a category
Every credible mortgage AI agent we can find is a module of a product that already competes somewhere. A point-of-sale agent still competes with points of sale. A servicing voice agent still competes with servicing platforms. Splitting them into a separate category would duplicate listings. It would also let a vendor escape comparison with the products it actually competes against. Agentness is an attribute of a product, not a market of its own.
The rest of the industry has settled the same way. The major directories all sliced agents by function rather than into a single bucket. We draw the line with a published standard, this index and a rubric. We will revisit the question when enough agents sell standalone rather than as platform modules.
