Two different bets on how closing software reaches the desk
Qualia was built as a cloud platform. Title agents reach Qualia Core through a browser, and Qualia runs the servers. SoftPro began in 1984 as closing software for Windows networks. It still ships that way in SoftPro Standard and SoftPro Select.
SoftPro also sells SoftPro Hosted. That is Select functionality running on SoftPro infrastructure. The feature set follows Select rather than a separate cloud product.
Who owns Qualia and who owns SoftPro
SoftPro is owned by Fidelity National Financial, a title underwriter. Fidelity bought the business from LPS in 2012. Agents who place work with competing underwriters should ask how order data is walled off.
Qualia is an independent software company. It raised a 65 million dollar Series D in December 2020 and bought Adeptive Software the same day. Adeptive built ResWare, which Qualia still sells alongside Core and Atlas.
Order volume tiers and what each vendor publishes about price
Qualia posts no public price for Core, Atlas, or any bundle. The pricing page lists products and a sales phone number. Ask for a written quote with per order fees, seat counts, and implementation charges.
SoftPro posts no price for Standard, Select, or Hosted either. It does publish a rate card for the SoftPro LIVE portal. Setup runs 995 dollars for a standard website and 1,995 dollars for a custom domain.
The LIVE monthly tiers run from 200 dollars for 50 orders to 1,050 dollars for 750 orders. Overage costs 4 dollars an order at the low tier and 1.50 dollars at the high one.
Trust accounting and reconciliation at Qualia and SoftPro
SoftPro Select handles single or multiple trust accounts. It produces daily, monthly, and three way reconciliation reports, prints checks, and manages construction draw disbursements. It also files 1099-S data electronically to FIRE.
Qualia covers escrow ledgers in Core and Atlas. Both vendors also sell reconciliation as an outsourced service. SoftPro offers monthly three way work plus a daily tier with fraud alerts. Qualia staffs its service with in house specialists.
Both services separate reconciliation duties from staff holding signing authority. That separation is what ALTA Best Practices Pillar 2 asks for. Ask each vendor for a sample month end package before you buy.
SoftPro 360 next to the Qualia Marketplace and API
SoftPro 360 is a vendor portal included with every SoftPro version. It carries more than 60 partners across e-recording, searches, notary work, and underwriter products. Underwriter connections number more than 18, including Stewart, First American, and WFG.
Qualia runs a Marketplace of vendor services and publishes a GraphQL API. That API reads and writes order data and is permissioned per organization. SoftPro exposes integration through 360 and through custom development work.
The distinction shows up in build projects. A team wiring Qualia into NetSuite or a data warehouse works against a documented API. A team wiring SoftPro into the same systems usually scopes a development engagement first.
Remote notarization and wire controls in the two stacks
SoftPro released SoftPro Sign in July 2022 for eSign and remote online notarization. SoftPro 360 also routes to Proof, ClosingLock, and CertifID for notary work and wire verification.
Qualia sells Shield for wire fraud detection, launched in October 2023 and extended in February 2025. Qualia holds SOC 2, ISO 27001, and ALTA Best Practices Pillar 3 attestations. SoftPro carries ALTA Elite Provider status.
Running many offices and many states on either system
SoftPro Select manages branches separately while rolling reporting up across them. Qualia Atlas puts multiple branches or agencies on one deployment, with localized settings and controlled cross branch workshare.
SoftPro states 60,000 users across more than 14,000 customer sites. Those counts are vendor stated and unverified. Ask each vendor for references that match your own office count and state footprint.
Which one to pick
A regional agency with five offices and no server room fits Qualia. Ask Qualia how Core order data maps into Atlas if the branch count doubles next year.
A high volume shop with in house IT and heavy document customization fits SoftPro. Ask SoftPro whether Hosted supports every Select customization your team has already written.
