LoanPASS wins 4 of 5 axes. Same rubric, same weights, no sponsorships.

Specialty product depth against consumer rate distribution

LoanPASS sells configurability for non-QM, DSCR and business purpose lending. Mortech sells agency and jumbo pricing wired into consumer rate tables. Few lenders will find both a close fit. Product mix settles this comparison before price enters the conversation.

LoanPASS is built for hard product

LoanPASS runs a no-code rules engine and an automated underwriting service on one platform. Published product pages cover DSCR, bank statement, asset depletion, foreign national, ITIN, second lien and fix-and-flip. LoanCOMPASS claims over 900 niche products from more than 50 correspondent investors, a figure the company has not documented. The company also states sub-second pricing and roughly 99.99 percent uptime, both vendor stated.

In May 2026 Dynamo Capital chose LoanPASS for bridge, fix-and-flip and construction lending. In January 2026 LoanPASS and FICO launched batch pricing comparing FICO Score 10T against Classic FICO on non-conforming loans. That matters for lenders repricing private credit pools.

Mortech is built for volume pricing and lead conversion

Mortech offers best execution across supported investors, with lock workflows and live MI quoting. Change in circumstance historical pricing accounts for investor price, margin, LLPAs, loan officer comp, service release premium and APOR. The secondary desk gets a centralized lock pipeline and a handoff to hedging partners.

Mortech also pushes live offers into Zillow, Trulia, LendingTree, Bankrate, NerdWallet and Credit Karma. LoanPASS publishes no comparable consumer distribution network. For a call center pricing agency product all day, that reach is the point.

Ownership tells you a lot here

Mortech was founded in 1987 in Lincoln, Nebraska, and is owned by Zillow Group. Zillow announced the acquisition in November 2012 at a reported $17 million. Doug Foral is listed as general manager.

LoanPASS started in 2019 in Miami and is still run by founder and chief executive Bill Roy. No funding round and no institutional owner appear anywhere on its site. Its acquisition of PMI Rate Pro closed in May 2025 with terms undisclosed. Nomi Smith, who ran PMI Rate Pro, now sits on the LoanPASS leadership page.

What each publishes about integrations

LoanPASS lists Encompass Partner Connect, Vesta, Wilqo, LendingPad, nCino and the MeridianLink LOS. On the insurance side it shows MGIC, Radian and National MI. No CRM partner appears on the pages LoanPASS publishes. That is a real gap for a lender running loan officer workflows inside a CRM.

Mortech’s partner page runs considerably longer. Its LOS column spans Ellie Mae, Calyx, BYTE, Integra, LendingPad, Vesta, Blend, BeSmartee, Maxwell and nCino. Its CRM column spans Total Expert, Surefire, Jungo, Bonzo, Relcu and Tabrasa. Correspondent and wholesale investors are named on a public page.

Evidence of active development

LoanPASS posts dated release notes, including a production release on 3 March 2026. It also collected a HousingWire technology award in 2026 for its engine and non-QM underwriting work.

Mortech’s blog stops at 25 April 2022 and its news page carries no dates. The footer reads 2026 and the investor list says new investors are constantly added. Ask Mortech for a dated feature roadmap before committing budget.

Price, reviews and the gaps

Neither company publishes a price anywhere public. LoanPASS directs buyers to schedule a call. Mortech lists a phone number and no rate card at all. Ask both for cost per lock at your volume, and for the fee to add an investor sheet after go-live.

Review coverage is thin on both sides. LoanPASS carries no G2 or Capterra profile that could be found. Mortech’s G2 page shows no rating and no review count. Reference calls with lenders at your volume will be worth more than any score.

Which one to pick

A private lender or non-QM shop should pick LoanPASS. Rule configuration speed governs how fast a program reaches the street. A consumer-direct agency lender should pick Mortech, for the rate table reach and CRM coverage.

Ask LoanPASS to configure a DSCR product with LLPAs during the call. Ask Mortech which investor rate sheets it added in the past six months.
