These two share a stack more often than they compete

DocMagic builds loan documents and runs the closing. Simplifile moves recordable documents to county recorders and carries data between lender and settlement agent. Each appears on the other’s published partner list. Most lenders using Simplifile also run a separate document engine. The real question is whether one vendor should cover recording as well.

What Simplifile actually is

Simplifile is an ICE Mortgage Technology service. It covers eRecording, lender and settlement agent collaboration, post closing, and eSign Events. ICE material states eRecording coverage above 2,500 counties, reaching 90 percent of the United States population. Simplifile does not prepare loan documents or deeds. That is stated on ICE’s own legal solutions page. ICE also sells these services to law firms through a legal solutions line.

Its SiteXPro product supplies public records, property verification, legal descriptions, deeds and lien searches. That is research data, not a document engine. A separate 2023 sponsored article put county coverage above 2,400, so the count moves.

Recording reach versus document creation

DocMagic generates disclosures, closing packages, HELOC paper and servicing documents. It runs automated compliance auditing across the loan lifecycle. Simplifile does none of that work. Its value sits in the county network and the return of stamped recorded documents. A buyer choosing between them is usually asking the wrong question. Ask instead which recording route your title partners already use daily.

Cycle time is where recording shows up in your numbers. A rejected recording holds the file, delays investor purchase and ties up warehouse capacity. Document errors upstream cause many of those rejections, which is DocMagic territory.

eSign and notarization is where they overlap

DocMagic’s Total eClose includes eSign, its own RON, IPEN added in November 2025, SMART Doc eNote and a certified eVault. Simplifile eSign Events supports RON, IPEN and hybrid notarization, drawing on The Closing Exchange notary network. Simplifile carries no eNote or eVault entry on Fannie Mae’s eMortgage partner list. DocMagic appears there for eNote, eClose and eVault. If eNotes are on your roadmap, that gap settles the question.

Ask Simplifile whether eSign Events output can carry an eNote. Ask DocMagic whether its eVault accepts documents signed on another platform.

Ownership and concentration risk

Simplifile belongs to Intercontinental Exchange through ICE Mortgage Technology. That matters if you already run Encompass, because roadmap and contracting sit with one parent. DocMagic is privately held and was founded in 1987. Pat Theodora became chief executive in 2024, after co-founder Dominic Iannitti died in July of that year. Concentration cuts both ways here, and buyers should price it.

ICE material says Simplifile has run eRecording management for close to two decades. Neither company publishes current headcount or leadership changes for 2025 or 2026.

How the two actually connect

DocMagic lists Simplifile among its named integrations. Docutech lists Simplifile too. Document vendors treat Simplifile as recording plumbing rather than as a competitor. Ask DocMagic how recording is triggered once the notary session completes. Ask whether recording status flows back into the closing file without manual entry.

Pricing and what to ask for

Simplifile states eRecording is free for counties and recording jurisdictions. Submitter pricing is not published anywhere on the ICE pages. DocMagic publishes no price either. Ask Simplifile for per document submission fees by county, plus any monthly minimum. Ask DocMagic for cost per closing split across generation, eSign, notarization and eVault storage.

Rejection handling is the number that actually moves cost. Ask Simplifile for average rejection rates and resubmission turnaround in your recording counties.

Which one to pick

A lender needing document generation and eClosing buys DocMagic, then adds recording separately. A title or settlement operation needing county reach and lender collaboration buys Simplifile. Ask Simplifile which of your ten highest volume recording counties are live today. Ask DocMagic which recording vendors it supports besides Simplifile, and whether that choice changes your fee. Ask whether Simplifile collaboration removes email between your closers and title.
