The closest thing here to a like for like contest

Both companies generate mortgage documents and both sell an eClosing platform above that engine. DocMagic pairs its document engine with Total eClose. Docutech pairs ConformX with Solex. Both appear on Fannie Mae’s eMortgage partner list for eNote, eClose and eVault. Ownership, integration coverage and quoted price decide this one.

Two document engines, two closing platforms

ConformX uses rules based logic to populate fields across disclosures, HELOC, closing and quality assurance documents. Solex adds eDelivery, eSign, eClosing and eVault. Docutech also sells print and ship fulfillment. ConformX covers unsecured personal loans and pre-application material as well. DocMagic spans the same ground with document generation, ClickSign, eNotary, SmartCLOSE and SmartSAFE.

DocMagic added DocMagic One in September 2025, a single interface for preparation, compliance, collaboration and pipeline analytics. Its release states existing customers receive it at no added cost. Michael Morford is chief technology officer.

Ownership changes the sales conversation

First American acquired Docutech for $350 million in cash, closing in March 2020. Docutech now sells as a First American brand alongside title and settlement services. That helps if you want fewer vendors across settlement. It also concentrates exposure to one parent. DocMagic stayed privately held and founder led since 1987. Pat Theodora took the chief executive role in 2024 after Dominic Iannitti died.

Docutech was founded in 1991 and reached more than 175 lenders at the time of that sale. Current customer counts are not published.

eNote, eVault and registry connectivity

Docutech states full MERS integration for eNote transfers inside ConformX. DocMagic connects SmartSAFE to the MERS eRegistry through SmartREGISTRY. DocMagic publishes MISMO certifications for eClosing, RON and eVault. It also announced an eHELOC registration with the MERS eRegistry for Truliant Federal Credit Union in June 2025. Ask each vendor for registry transfer turnaround and how failed transfers get resolved.

Investor acceptance is the test that matters. Both vendors sit on the Fannie Mae partner list, so agency delivery is covered. Correspondent investors set their own rules, so confirm your buyers accept each vendor’s eNote.

Notarization coverage and who runs the session

DocMagic runs its own RON technology and added IPEN in November 2025. Its material states IPEN is permitted in 46 states and the District of Columbia. Docutech names Proof and Stavvy among technology partners, which points to partnered notarization. Ask Docutech who performs the notary session and who holds that contract. Ask DocMagic what happens when a signer sits in a state without RON authority.

Integration lists side by side

Docutech names Dark Matter, Vesta, BlueSage, Byte, ICE Mortgage Technology, MeridianLink, Wipro, Fiserv, Mortgage Flex, Integra and Calyx. Its borrower portal list adds Blend, beSmartee, Maxwell, nCino and CloudVirga. DocMagic names Encompass, Dark Matter, MeridianLink, Byte, Calyx, Finastra, Fiserv, Integra, Mortgage Flex, Vesta, Wilqo and Wipro. DocMagic also names Arive, Blend, BeSmartee, Coviance and Take3. nCino and CloudVirga do not appear on the DocMagic list.

Docutech also names AccountChek, Proof, Glance, MERS eRegistry, Simplifile, Veri-Tax and Stavvy. DocMagic names Simplifile, Secure Insight, VirPack and Coviance. Overlap on recording and registry connectivity is close to complete.

Language access and document library

Docutech publishes nearly 40 unique Spanish mortgage lending documents and cites ADA and LEP standards. DocMagic publishes no comparable Spanish document count. If limited English proficiency borrowers are a real share of your book, price that gap. Ask DocMagic for its Spanish coverage in writing. Docutech also offers Fannie Mae and Freddie Mac uniform instrument translation aids. Ask whether translation extends to closing documents or stops at disclosures.

Which one to pick

A lender wanting documents tied to a title and settlement parent, with published language support, should choose Docutech. A lender wanting an independent vendor running notarization in house should choose DocMagic. Neither publishes pricing, so demand cost per closing with each component itemized. Ask Docutech what changes at renewal if you also buy First American settlement services. Ask DocMagic which of your current systems DocMagic One replaces.
