Simplifile review
Simplifile is a Mortgage Document & eClosing product from ICE Mortgage Technology (Intercontinental Exchange). MortgageTechReview scores Simplifile 4.4 out of 5.0, ranking Simplifile #4 of the 21 products tracked in Mortgage Document & eClosing Software, as of August 11, 2026. Scores on MortgageTechReview are weighted across five axes and are never paid for or influenced by a vendor relationship.
Simplifile is ICE Mortgage Technology's electronic recording network. Its own site states it operates in counties covering more than 90 percent of the US population. eSign sits around the recording engine, with a Collaboration workspace that keeps lenders and settlement agents aligned. It serves lenders, settlement agents, servicers, builders and the counties themselves, an unusual position. Coverage decides it, because no rival in this batch claims a comparable recording footprint. No eNote or eVault capability is named, so it sits beside an eClosing platform rather than replacing one.

Simplifile wins 0 of 5 axes against DocMagic, on the weight profile published for this category. Full head-to-head →
Where it wins
- County coverage above 90 percent of the US population, per ICE's product page
- Collaboration keeps lenders and settlement agents on the same documents and fees, cutting rework
- ICE portfolio placement puts it corporately beside Encompass and MSP
- Notary signing comes through a named partner, The Closing Exchange
Where it falls short
- No published pricing, and recording costs scale directly with volume
- No eNote or eVault named, so it cannot carry a digital note
- Simplifile.com has served an error screen, with product detail living on ICE's site
- Encompass connection mechanics undocumented; depth must be confirmed with ICE
Why it scores 4.4
Scored on the Documents & eClosing weight profile. The number shows where it sits in this category. It rests on evidence anyone can check, including the vendor's own record. The weights →
Production impact
25% of scoreRecording is where paper closings go to die, and Simplifile removes that leg for almost any US lender. ICE’s product page puts county coverage above 90 percent of the population. Documents go out, get reviewed, get recorded and come back electronically, so a courier and mail cycle becomes a same-day process. Collaboration attacks a second real cost, the fee and disclosure reconciliation with settlement agents that otherwise happens over email. Both gains show up in days of post-closing time.
Functionality and depth
30% of scoreFour services are sold: eRecording into counties covering more than 90 percent of the US population, eSign, Collaboration for lenders and settlement agents, and notary signing through The Closing Exchange. That covers execution and recording competently. Document generation is absent, and no eNote or eVault is named, so Simplifile cannot carry a digital note. Both are category requirements. The score reflects that gap, not weakness in what exists. For a lender running digital closings this is one component, not the programme.
Integrations and ecosystem
20% of scoreThe recording network is itself the integration story, and the surface is wide. It reaches county systems no software vendor could reasonably replicate, and it serves lenders, settlement agents, servicers, builders and the counties themselves. ICE lists Simplifile alongside Encompass, MSP, Surefire, Velocify and MERS in one portfolio, which shortens the corporate distance to systems most lenders already run. The Encompass connection mechanics are undocumented, so confirm depth with ICE rather than assuming it.
Adoption and support
10% of scoreSettlement agents have used Simplifile for years, and much of the industry treats it as the default e-recording submitter, so a lender is asking its title partners to use something they already know. Training burden inside title operations is close to nothing. Counties are customers too, which is why acceptance is broad rather than negotiated county by county. The blemish is the public site, which has served an error screen in place of product content.
Return on spend
15% of scoreYou pay per transaction and no rate is published. Set that against what recording costs you now in courier fees, staff time, mail delay and rejection rework, and for most lenders the comparison favours Simplifile easily. What keeps this middling is negotiating position. Entrenchment plus ICE ownership leaves little room to push on price, and e-recording fees recur on every file rather than landing once, so the bill grows with your volume.
On price. Nothing is published. ICE directs buyers to a sales contact, and pricing is transactional, so cost tracks recording volume. Ask how county pass-through fees are handled apart from Simplifile’s own charge. Ask too whether Collaboration is bundled or billed on its own.
