Resware wins 3 of 5 axes. Same rubric, same weights, no sponsorships.

Both ResWare and SoftPro answer to a larger parent

ResWare is owned by Qualia, which bought developer Adeptive Software in December 2020. SoftPro is owned by Fidelity National Financial, a title underwriter. Neither product comes from an independent software firm today.

That matters for different reasons on each side. Qualia sells competing production systems of its own in Core and Atlas. Fidelity National Financial competes with the underwriters an agent may place business through.

Self hosted ResWare against SoftPro Standard, Select, and Hosted

Qualia markets ResWare as self hosted software. Buyers keep control of data hosting, security, and integrations, and carry the server work. SoftPro ships Standard and Select for on premises networks.

SoftPro also sells Hosted, which runs the Select feature set on SoftPro infrastructure. So both products can sit inside your own environment. Only SoftPro publishes a vendor hosted version of its main title product.

Configuring workflow in ResWare versus SoftPro Select

ResWare runs on an action engine. Completing one step fires the next, and administrators write those rules. Version 10 arrived in April 2023 with an Action Visualizer for graphical workflow building.

SoftPro Select automates by assigning steps to roles and tracking time per department. Documents come from Word templates or from ProDesign Ready Docs, with field mapping and conditional logic.

The practical difference is who does the building. ResWare expects an internal administrator who enjoys rule writing. SoftPro Select expects a power user working inside a supplied document and workflow toolkit. Staffing costs follow that choice more than license fees do.

Escrow accounting and three way reconciliation on each side

SoftPro Select supports single or multiple trust accounts. It produces daily, monthly, and three way reconciliation reports, prints checks, and handles construction draw disbursements. It also files 1099-S data electronically.

ResWare includes escrow accounting with reconciliation and compliance tracking, plus bank integrations. Both vendors sell reconciliation as an outsourced service. SoftPro ties its version to ALTA Best Practice number two. Qualia staffs its version with specialists it describes as ALTA experts.

Underwriter reach through SoftPro 360 and ResWare integrations

SoftPro 360 ships with every SoftPro version and carries more than 60 vendor partners. Products from more than 18 underwriters can be ordered inside the file. E-recording routes through CSC, Simplifile, and eRecording Partners Network.

ResWare integrates with major underwriters including Fidelity, Stewart, and First American. Integration partners describe those links as native API connections rather than middleware. ResWare 10 added Qualia Assure, Qualia Marketplace, and DocuSign.

Remote notarization and wire controls around each platform

SoftPro released SoftPro Sign in July 2022 for eSign and remote online notarization. SoftPro 360 also connects to Proof, ClosingLock, and CertifID for notary work and wire verification.

ResWare buyers reach wire fraud tools through partner integrations such as CertifID, and through Qualia Shield. Ask which of those carry a separate contract and fee.

Neither vendor publishes a method behind its fraud prevention claims. Treat both as vendor stated and unverified. Ask for the exact controls that satisfy your underwriter audit.

Branch structure, multi state work, and license terms

SoftPro Select manages branches separately and reports across them collectively. ResWare buyers generally build branch behavior through configuration rather than a packaged branch module.

License terms deserve a hard look on the ResWare side. Qualia has moved to modernize legacy ResWare contracts. Stewart sued in November 2023 over a perpetual license it bought back in 2015. That case shows how much a termination clause can matter. Multi state buyers should read those clauses before committing.

Neither vendor posts a price for its main product. SoftPro publishes a rate card only for its LIVE portal, running 200 to 1,050 dollars a month by order count. Third party ResWare price estimates carry no vendor source and are unverified.

Which one to pick

A national operation with developers who want to own workflow logic fits ResWare. Ask Qualia whether ResWare license terms stay perpetual or convert to subscription at renewal.

A multi branch agency that wants packaged accounting and a wide vendor portal fits SoftPro. Ask SoftPro how Select handles trust accounts across separate state entities under one roof.

This score rests on evidence anyone can check. It also rests on the vendor's own documentation, pricing, integration pages, and ownership records. We do not claim to run every product ourselves. Nobody can. The rubric was published before this review existed. The vendor did not write this, and no vendor can buy a word of it. Every product in this category is weighted the same way.
