One serves business purpose, one serves consumer files

Lightning Docs generates business purpose loan documents. PPDocs prepares consumer residential mortgage documents across all 50 states. Both describe themselves as attorney backed. They still serve different loans.

A private lender closing DSCR paper will not buy PPDocs. A retail shop closing owner occupied loans will not buy Lightning Docs. Reading the two as substitutes wastes a sales cycle.

The compliance exposure differs as well. PPDocs sells TRID compliant forms and Texas home equity documents. Lightning Docs sells none of that.

Who drafts and who signs off

PPDocs is wholly owned by Michael H. Patterson, P.C., a Texas law firm. Staff attorneys are named on the site. The parent firm cites more than 40 years of experience.

PPDocs sells Texas Attorney Legal Review as a separate line item with a two to three hour turn time. Attorney review is therefore purchased, not automatic on every file. Buyers assuming legal eyes on every package should get that confirmed in writing.

Lightning Docs describes its output as attorney grade and built by attorneys. That describes template drafting, not a per file review.

The firm behind those templates rebranded from Geraci LLP to Fortra Law in June 2025. Anthony Geraci departed and Nema Daghbandan now runs Lightning Docs.

Ask how quickly the law firm pushes template updates into the product.

PPDocs prints numbers that Lightning Docs does not

The PPDocs homepage lists Full Service starting at $150 and Express starting at $15. Its eRecording page quotes $10 plus the county filing fee per successful transaction, billed monthly.

The dedicated pricing page then directs buyers to email client relations instead. Treat the homepage figures as floors, not quotes. Lightning Docs publishes no price at all.

Ask Lightning Docs for cost per package by loan type and by state. Ask what a redraw costs after a term change.

PPDocs also sells Compliance Report, Fulfillment and Document Delivery as separate items. Add those before comparing the $150 figure to anything.

Volume claims and what backs them

Lightning Docs announced $100 billion in lifetime originations on 4 August 2026. It reported more than 192,000 loans since 2018 and 39,874 loans through June 2026.

It also says more than 60% of the 50 largest private lenders use the platform. Those figures are vendor stated, with no third party audit published. PPDocs publishes no comparable volume numbers anywhere. Its parent firm cites more than 40 years of practice instead.

Neither figure describes exception rate. Ask each vendor what share of packages needed a redraw last quarter.

eClosing and recording coverage

PPDocs lists hybrid and full eClosing, remote online notarization capability and MERS eVault integration. It claims closing times fall by up to 50%. That claim arrives with no method and stays unverified.

Lightning Docs names no eClosing, eNote or notarization product. Private lenders often close wet or route signing through a separate vendor. Confirm which signing platform your loan buyers will accept before signing anything.

PPDocs also resells eRecording at $10 plus the county filing fee. It gives no county count and names no recording partner.

The overlap is narrower than it first looks

These two rarely reach the same shortlist. The buyer who might hold both quotes runs a consumer channel and a business purpose channel under one roof.

That lender would buy PPDocs for the agency files and Lightning Docs for the bridge book. The two would run beside each other, not against each other. Nobody replaces one with the other.

Diversified balance sheet lenders and some credit unions fit that profile. Everyone else is choosing a category, not a vendor.

Which one to pick

A retail lender or community bank closing owner occupied loans should take PPDocs. A hard money, DSCR or construction lender should take Lightning Docs.

Ask PPDocs whether a licensed attorney reviews every package or only files where legal review was purchased. Ask Lightning Docs how fast a state law change reaches the template after enactment.
