The verdict

Willow Servicing, run by LMCA out of San Francisco, is a cloud servicing and post-close platform. It fits lenders who keep loans on their books or need to hold and transfer them cleanly. Payment processing, escrow tracking, a borrower portal and payoff handling cover conventional, government, non-QM, HELOC, construction and bridge loans. Portfolio complexity decides it: performing loans plus interim servicing is a proportionate fit. Delinquency on an agency or Ginnie book outruns the public evidence. It is also seed-stage, with roughly $6 million raised, so counterparty risk belongs in the diligence, not a footnote.

Willow targets the spreadsheet and inbox work between closing and payoff, and automated borrower notices and payment reconciliation are exactly what eats a small servicing team’s day. Nothing public shows it working. No customer count, no loan count and no before-and-after cycle time appears anywhere, and the one partnership announcement refers only to early mutual customers. The capability is credible. Evidence that it moves a portfolio number is not there.

Post-closing sale and transfer to investors, plus portfolio servicing for retained loans, across conventional, government, non-QM, HELOC, construction and bridge collateral. A configurable rules engine, a borrower payment portal, transaction history, payoff requests and document access. That is a working set for performing loans and nothing beyond it. Default servicing, loss mitigation, foreclosure, bankruptcy and investor accounting appear nowhere public. A book carrying delinquency should assume they are absent.

One integration is named and dated: Vesta’s origination system, announced November 2023, pushing closed loans into Willow with interim servicing handed off. Everything else hides behind open APIs to plug into any system. MERS, tax service vendors, insurance tracking, custodians and investor delivery all have to live somewhere, and none of them are named. Treat the API story as a build estimate and price the build.

At this company size a customer gets direct access to the people who change the product, which matters during a first servicing implementation, and Willow claims a design that shortens staff training. That is the case for it, and it rests entirely on the company being small. There is no meaningful volume of independent reviews and no disclosed customers, so onboarding quality comes from references you have to ask for by name.

For a lender servicing a few thousand loans, an enterprise core is priced out of reach and a subservicer takes both the margin and the borrower relationship. Against those, the sum works, especially where the portfolio spans product types a legacy platform charges for separately. No pricing is published. The larger risk is longevity: roughly $6 million raised since 2022 is thin, and a servicing system of record is the worst thing to replace under pressure.

On price. Quote only, with a demo request as the single route in. Nothing published points to a per-loan rate card or a stated minimum portfolio size. Push for pricing that scales down as well as up. Get a written answer on what happens to your data and loan records if the company changes hands.
