The verdict

TENA has done mortgage quality control since 1982 and sells it two ways. Outsource the audits, or run SECONDLOOK, the software your own auditors use. The content is the reason to look, thousands of prewritten questions covering federal and state rules plus agency requirements. Agency coverage spans Fannie Mae, Freddie Mac, FHA, VA and RHS, with revisions published monthly. Maintaining that library internally is the largest hidden cost of in-house QC, and this removes it. Connectivity holds it back, since nothing published names an LOS or imaging integration.

A spreadsheet checklist someone built two years ago cannot keep that pace. TENA Web Services adds a remediation and findings loop, shortening the gap between defect found and process changed. No throughput figures are published, so the score reflects mechanism rather than measurement.

Content depth is where this product wins, and this category weights functionality heaviest. Thousands of prewritten questions span federal and state rules plus agency guidelines. Each monthly refresh documents additions and deletions along with revisions. That library is the hard part of QC software, and TENA has built it since 1982. Coverage spans pre-funding and post-closing work plus servicing. State-specific quality control and MERS compliance come as distinct offerings. It stops short of the top because the workflow and reporting layer is thinner than the content layer.

This is the clear weakness. Nothing public names an origination system or an imaging platform, and no data import path is described. For software a lender runs in-house, the route from LOS to audit file is the first practical question. The site does not answer it. TENA Web Services is a client portal for remediation and reporting, not an integration layer. It does not close the gap.

Four decades serving this market points to support processes that work. The dual service and software model lets a lender lean on TENA’s auditors while its own team learns the engine. The published FAQ and resource library point to a vendor that expects self-service users. The unknown is training depth for a new in-house QC team, which is where these implementations succeed or stall.

This is the strongest value case in the batch. Licensing a maintained test library costs far less than outsourcing every loan. It also beats paying internal staff to track agency and state changes themselves. For a lender with auditors but no content, the arithmetic is simple. The caveat is that in-house QC still needs competent auditors, and the software does not supply judgement.

On price. Nothing is published for the software or the audit service. Quote them separately. Ask whether the monthly content updates come inside the license or as a maintenance subscription. That recurring line is the real cost of ownership.
