Guideline Guru review
Guideline Guru is a Mortgage AI & Automation product. MortgageTechReview scores Guideline Guru 3.0 out of 5.0, ranking Guideline Guru #19 of the 33 products tracked in Mortgage AI & Automation Software, as of August 11, 2026. Scores on MortgageTechReview are weighted across five axes and are never paid for or influenced by a vendor relationship.
Guideline Guru answers guideline questions in plain language across 100-plus programs, and it ingests your overlays and announcements. Launched in 2023 under CEO Matt Thurmond, it reports 75-plus lender partnerships and over a million questions answered. It is the narrowest product in this batch and the easiest to buy. It changes no workflow and connects to nothing. That cuts both ways: it saves lookup time and never touches the file. A buyer expecting cycle-time movement is buying the wrong tool.

Where it wins
- Covers 100-plus programs, including non-QM and bond, where lookup errors cost most
- Ingests your overlays and announcements, so answers match your credit policy
- Over a million questions answered since 2023 points to daily use, not shelfware
- eRESI gives it free to correspondent clients, a real third-party endorsement
Where it falls short
- No LOS, POS or CRM connection; users must remember to visit it
- Lookup time saved does not become cycle time or added capacity
- Quote-only pricing hides the per-seat cost that decides firm-wide rollout
- No published refresh cadence or accuracy audit for the ingested guidelines
Why it scores 3.0
Scored on the AI & Automation weight profile. The number shows where it sits in this category. It rests on evidence anyone can check, including the vendor's own record. The weights →
Production impact
40% of scoreThe gain is real but marginal. Guideline lookup taxes originators and underwriters, worst in non-QM where the answer changes by investor. Faster answers speed decisions and stop rework from wrong answers given with confidence. The tool does not move the file itself. A million answered questions proves use, not measured throughput.
Functionality and depth
15% of scoreAs an AI answer engine, coverage is broad for the category. Conventional, government, non-QM, jumbo, bond and down payment assistance programs are all in scope. Overlay ingestion is the feature that matters. It makes answers match your credit policy instead of generic agency text. There is no scenario structuring and no eligibility engine. A pricing link is missing too. It answers questions rather than qualifying the loan.
Integrations and ecosystem
20% of scoreNothing connects, and the score is deserved. No LOS, no POS, no CRM, no pricing engine. The eRESI arrangement is a distribution deal, not a technical link. Everything a user learns gets retyped into the system where the work happens.
Adoption and support
15% of scoreAdoption is the clear strength, and the usage volume and lender count back that up. People use it because it is just a question box. The free trial removes the usual procurement stall. Setup means loading overlays, and training is not worth naming.
Return on spend
10% of scoreThe value case is one of the easier ones here. Friction is low and the likely seat cost is low. Set that against hours won back from scenario desks and underwriting queues. Some eRESI correspondents get part of it free, which sets a useful anchor in a negotiation.
On price. Not published. There is a free trial and a quote request. eRESI correspondent clients get eRESI guideline access free, with paid upgrades for broader coverage. Ask for per-seat pricing at full firm rollout, because a partial rollout defeats the point.
