Prudent AI wins 5 of 5 axes. Same rubric, same weights, no sponsorships.

One solves income, one solves the needs list

Prudent AI exists to turn messy self-employed income into a defensible number. Friday Harbor exists to pre-underwrite the whole file and produce a needs list. Both touch documents at intake, which is why they get compared.

Friday Harbor describes itself as AI-powered underwriting for faster origination. It aims at cleaner loan files, fewer conditions and better productivity. Prudent AI describes itself as classification, missing document flags and income verification at origination. Its named products are Upfront Income, Upfront Index and Upfront AUS. Friday Harbor sells AI Pre-Underwriting, Needs List, Conditions and an Income and Asset Sandbox. The buyer question is whether income is the bottleneck or condition volume is.

How new Friday Harbor actually is

Friday Harbor closed a 6 million dollar seed round announced in April 2025. Abstract Ventures led it, with Wischoff Ventures and the AI2 Incubator participating. The company sits in Seattle at the AI House and is backed by the Allen Institute for AI.

Theo Ellis is co-founder and CEO, previously head of United States growth at Pagaya. HousingWire named Jesse Collins as co-founder and CTO at the seed round. The current company page lists Lisa Casner as head of engineering and does not name a CTO. A buyer should ask directly about engineering leadership continuity.

Where the productivity claims come from

Friday Harbor publishes a 2x to 3x operations productivity gain. It also claims clear to close one to five days sooner. Application to close pull-through is put 5 to 10 percent higher. It says it has processed tens of thousands of production loans. The productivity figure traces to a named customer quote from NewFed Mortgage.

Prudent AI publishes 15-minute income approvals, 4X loan closure, 70 percent less prep time and a 10x indexing productivity lift. Neither vendor shows a method, a baseline definition or a sample size. Both sets of numbers are vendor stated and unverified.

Named connectors on each site

Friday Harbor names ICE Encompass as its LOS connection. It names MeridianLink, Path and Float on the point of sale side. It also names a direct integration to the Fannie Mae Income Calculator.

Prudent AI names Encompass, BeSmartee, MeridianLink, Vesta, Plaid, ClearCapital and LON. It adds TPO Connect for broker portals. Both vendors appear on the Fannie Mae list of Income Calculator integrated vendors. Neither publishes a certified version matrix, so ask for one in writing.

Non-QM against agency volume

Prudent AI switches guideline sets across Prudent, Fannie Mae, Freddie Mac, FHA, VA and USDA. Its centre of gravity is bank statement and self-employed income for non-QM. Friday Harbor’s published customer list reads as agency and government retail. Names include PRMG, Waterstone Mortgage, American Pacific Mortgage, Longbridge, Mason-McDuffie and Developers Mortgage. Longbridge points at reverse volume, which is a different condition set again.

What the Fannie Mae relief does and does not cover

Both vendors advertise the Income Calculator connection, and buyers routinely misread it. Fannie Mae states that the tool gives rep and warrant relief for the calculation, not for data integrity. The calculation runs on borrower-provided or user-imported tax data. It covers self-employment at 25 percent or greater ownership, including gig income. It also covers business ownership below 25 percent and rental property income.

So the relief attaches to arithmetic, not to whether the tax return was genuine. Fraud and document tampering stay with the lender. Neither vendor should be sold as removing that exposure.

Which one to pick

A non-QM or bank statement lender should start with Prudent AI, because the hard income cases are the product. A community bank or mid-size retail shop originating agency and government loans should start with Friday Harbor. The needs list and condition automation attack the touch count that drives cost per loan.

Ask Prudent AI how its own guideline set differs from agency rules on one bank statement scenario. Ask Friday Harbor for the definition behind the 2x to 3x productivity claim. Press on which roles were measured and over what period.
