Property data feed against appraisal desk software
These two products do not compete for the same budget line. HouseCanary sells property data, automated valuations and analytics by subscription and API. Jaro sells appraisal desk software to lenders, appraisal management companies and staff appraisal firms. A lender that needs orders moving needs Jaro or a rival to Jaro. A team pricing collateral or watching a portfolio needs HouseCanary or a rival to HouseCanary. Most buyers weighing the two are really deciding which problem to fund first. Ordering workflow and valuation data almost never arrive on one contract.
The court record worth reading first
HouseCanary has been in court with Amrock, formerly Title Source, since 2016. A Bexar County jury returned about $706 million for HouseCanary in March 2018. Judgment reached roughly $740 million once prejudgment interest and fees were added. The Texas Fourth Court of Appeals reversed the trade secret and fraud findings in June 2020. Defects in the jury charge were the stated reason. HouseCanary could retry everything or take a $201 million contract award. The Texas Supreme Court denied both petitions in June 2022. A second jury awarded $175 million in March 2026. A $201.6 million punitive award was struck for lack of juror unanimity. Rocket Close, the renamed Amrock, says it will appeal again.
Who actually builds Jaro
Jaro is a product family from Ascent Software Group of Alpine, Utah. Opteon, an appraisal business, describes Ascent as a sister company on its own site. Nothing on the Jaro or Ascent public pages ties the product to Clear Capital. Buyers who have heard that link should ask Ascent directly. Ascent acquired Value Acceptance in November 2023, adding LiDAR and augmented reality capture. The Jaro line covers JaroDesk, JaroKit, JaroInspect, JaroBots and AssignIQ.
A posted rate card against a contact form
HouseCanary publishes prices, which is rare in valuation software. Its site lists Basic at $190 a year and Pro at $790 a year. Teams runs $1,990 a year for ten users, and Enterprise is quote only. Usage prices are posted too, including API calls and extra valuation reports. Jaro publishes nothing. Its pricing page says the number depends on variables and asks for a form. Ask Jaro for a per order fee, a seat count and an implementation charge. Ask whether inspection app usage bills separately.
Where each one plugs in
Jaro’s integrations page names no partner. It lists categories instead, including loan origination systems, AVMs, lender portals and AMC back ends. That is a real gap for software sold on workflow. HouseCanary has no integrations page either. It ships an API and expects the buyer to build. Neither vendor names Encompass, Byte or MeridianLink on its own site. Both should be pushed for a reference customer running the same stack.
Numbers both sides state without method
HouseCanary posts a 2.7 percent median absolute percentage error on valuation reports. It posts a 1.7 percent median absolute error on twelve month price forecasts. Its AVM page claims third party testing but names no testing firm. Coverage figures also differ, at 136 million properties on one page and 114 million on another. Jaro’s figures move as well. A HousingWire profile cites a 25 percent turn time reduction. A HousingWire feature cites 30 percent within two months. A Jaro blog post claims an average saving of 1.5 days per report. None of it carries a published method, so treat all of it as vendor stated and unverified.
Which one to pick
A lender fighting appraisal cycle time should fund Jaro and revisit data later. A capital markets or single family rental team should fund HouseCanary and skip ordering entirely. Running both is normal, and neither substitutes for the other. Ask HouseCanary which independent firm tested the AVM, over what window, and with what error bands. Ask Jaro to name three loan origination systems in live production, with a customer reference for each.
